The Works include the construction of a single-storey extension comprising a lobby, two bedrooms and an accessible shower room to the side and rere of the existing house, under-stair WC within the existing house, and also a small, separate extension to the dining room to the rere for South Dublin County Council.Some ancillary (mechanical, electrical, opes & making good) works to the existing dwelling will also be required. The existing dwelling is a three-bedroom, 5-person, end-of-terrace, two-storey dwelling. The total area of the proposed extensions is circa 49.8 sq.m.The house will be occupied during the course of the works. The works are to be carried out in accordance with the drawings and documentation attached. Access for the works will be via the side of the end-of-terrace house. A maximum contract period of 20 working weeks is envisaged, with a start on site at the end of August 2023.
