1314-145 Repairs Integration – Direct providers for the repairs and maintenance of established Garch

Islington Council has decided to end its housing repairs and maintenance managed service arrangement to set up an in-house repairs team to carry out repairs and maintenance to our housing stock. Staff in the in-house repairs team will all be employed directly by Islington Council. By bringing the repairs service back into the Council, the Council will have more control over the repairs and maintenance service it delivers to its residents.Islington has a housing stock of approximately 28,800 properties of which approximately 7,500 are leaseholder/ Tenant Managed Organisations (TMO)/Co-operatives.The in-house teams will require support from external multi trade general building contractors with skilled building tradespeople in delivering a first class direct provision for the repairs and maintenance of established Garchey waste disposal systems to its residents.Current statusThe responsive Garchey repairs and maintenance service will include day-to-day, emergency and routine repairs, also general maintenance and improvements to our Garchey units within our residential buildings and estates. The contractor would also be responsible for the routine clearance and disposal of the pit waste. Leaseholders contribute to the block and/or estate repairs elements through their annual service charge.Examples of work which may be carried out under the proposed agreements and currently being consulted on are:- Cleaning and emptying the Garchey units including disposal of the waste- General repairs and maintenance to the Garchey units- Improvements to the Garchey systems- Emergency, “make safe” work to the Garchey units- Replacement of Garchey unitsPlease note that the list above is not exhaustive.The requirementThe successful provider will have considerable proven technical or professional ability.
