Lot 1 – Real Estate ServicesScope of services include the following:•Asset acquisition – freehold / leasehold - including identification and evaluation of properties together with issue of offers and negotiations.•Negotiation of leases, renewals, extensions of leases and expansions as required.•Advice in relation to the sub-letting, disposal and assignment or variation of existing leases.•Asset disposal - freehold / leasehold – including advice relating to value, methods of disposal, receipt of offers and negotiations.•Professional services including rent reviews and advice on landlord and tenant issues.•Possibility of advice and negotiations in a limited number of cases, relating to Compulsory Purchase Orders of individual properties / sites. •Valuations.•Preparation of reports and budgets.•Ad-hoc residential lease support with employee recruitment and / or relocation primarily in the Republic of Ireland and Brussels.The scope of services primarily relates to the Republic of Ireland with the possibility of extending into Northern Ireland and Scotland from time to time.Lot 2 – Rates ServicesScope of services include the following:•Advice, negotiation and appeals relating to global valuations of linear networks / infrastructure such as those relating to gas, water and fibre-optic cabling in Republic of Ireland.•Advice, negotiations and appeals relating to valuation of gas networks / infrastructure in Northern Ireland and Scotland.•Similar services relating to offices / depots that are not part of the global valuations.•Liaising with public bodies.•Preparation of reports and budgets and forecasts.
