Potter Raper Partnership (PRP) are acting as Employers Agent on behalf of Thanet District Council. The contact on behalf of PRP will be James Dutton, Tel no: 0208 658 3538. Existing Building: The existing building consists of three storeys across the ground, first, and second floors. The building would have originally been four dwellings in the form of houses, but after a number of alterations it's last use was as a large hotel. The alterations included a large single storey extension to the front of the property, removing the original bays. During a recent attempted refurbishment by the previous owners, a fire broke out, causing significant fire damage. At this stage the works ceased on site and TDC have since purchased the property for refurbishment. Works: Works comprise of the refurbishment and conversion works to the existing property to form 2No. Houses, 2No. Maisonettes, and 2No. Flats. This includes the demolition of the single storey front extension and renewal of the original bays. All fire damaged walls are to be demolished and rebuilt as per the supplied drawings. Internal works include structural alterations, renewal of all floors, stair construction, partition construction, with wall, floor and ceiling finishes. Kitchen and bathroom installations are to be included, with all necessary drainage and connections. The heating systems are to be completed renewed by the successful contractor. External works include turfing, paving, fencing, and other externals works as described in the documents. All windows are to be replaced and are to comply with current building regulations, as set out in the documents. The contract will also include roof works as described. Proposal: The refurbishment will adapt the building into 2 four-bedroom houses across all three floors, 2 maisonettes across the first and second floors, and 2 two-bedroom flats on the ground floor. The houses and flats will have a private rear garden with bin storage and a passageway to the public pavement. There will be communal front gardens, and the maisonettes will have bin separate bin storage. Procurement: All procurement documents are attached to this notice and available for suppliers to download and complete according to instructions contained. The procurement process will be undertaken on the basis of an Open Tender. All tenders will be accepted subject to the tenderer providing suitable responses to grounds for Mandatory and Discretionary Rejection and minimum standards are met as set out in the Invitation To Tender document. Evaluation will be on the basis of criteria as set out in the ITT document.
