The contract works comprise of conservation repairs and development works to repair and convert the former Silverburn flax mill. The building is a large and complex derelict B-listed former flax mill in Silverburn Park, adjacent to residential cottages, an operational golf course and campsite. The building is considered to be of national importance and is therefore subject to statutory protection under Planning and Listed Buildings legislation. The flax mill building is currently unoccupied and some elements of it are in poor condition. The existing building, into which the services will be installed, is of high historic significance, and new building services will therefore require a high level of pre-planning and highly-skilled workmanship in their installation. The routes and containments for the services installations will largely be located onto the surfaces of the building interiors, with only limited opportunities for them to be hidden behind new internal finishes. As such, it is the design intention to reflect the “industrial aesthetic” of the former Flax Mill, by precise placement of, and fixing to, the historic fabric – exposed clay brick walls with lime mortar pointing to joints, newly installed concrete block walls, timber-raftered roofs, etc. The installation is to be neatly planned, so as to regularly space conduits or ducts, minimise changes of level or direction, fixing brackets to match and align, fixing screw heads to be consistent in type and material. All adjacent properties will be occupied during the currency of the works. The building is located within a public park. The park is generally open to the public, as well as being open to various activities all year round. The Contractor will maintain close co-operation between all parties so that the progress of the work is not impaired and to keep disturbance to a minimum. The works are summarised in the attachment
