Descriptions
The London Borough of Hackney (the Authority) is the contracting authority for this procurement. It is the landlord of approximately 31 400 dwellings located within the borough, comprising 22 700 units of tenanted stock and 7 400 leasehold units. The works will be predominately to housing blocks and to other assets held in the Housing Revenue Account (HRA), but may include works to non-HRA assets.The envisaged scope of works will include, but is not necessarily limited to the following:Security front entrance doors ;communal fire doors and other associated fire safety works; kitchen and bathroom replacements and renewals; roof renewals individual boiler and central heating replacements; individual property and communal window renewal; underpinning; damp remedial works; works to the external fabric and surrounding communal areas; repairs and replacement of water mains and supply including boosted water systems; maintenance and replacement of communal ventilation equipment; decoration and associated repairs to the exterior and internal communal areas of blocks and surrounding areas and within dwellings; internal and external thermal claddings to buildings including cavity wall insulation; installation and maintenance of district heating systems including combined heat and power systems and other energy efficiency measures; Maintenance of communal boilers including repair and installation of pumps; testing and maintenance of dry risers; Asbestos removal; Major remedial works to empty (void) properties and associated works.The planned programmes of works will be largely delivered on the basis of the established partnering model, PPC 2000 (incorporating the 2008 amendments).The companion Term Partnering Contract (TPC) 2005 will also be used for delivery of some programmes of work, mainly when one off discrete items of work are required in contrast to planned programmes of replacements or renewals.
