The works comprise the safe demolition and removal of no’s 86 and 87 Commercial St and Rileys snooker hall on Kingsway.86 and 87 Commercial StreetThese buildings front directly onto an oversized (approximately 2.0m) footway 2no parking bays beyond. These areas are available to the contractor as part of his safe working area. The client has no objection to the footway being closed during the works.The structures are 2 storey, constructed in the 1980’s. All structural inspections suggest the buildings are autonomous from no’s 85 and 88 with independent gable ends. This will only be definitively confirmed on removal of the buildings. Accommodation works proposed will be as defined on the contract drawings and reflected in the bill as provisional items for each scenario.The interior of the buildings at ground floor are open expanse formed on columns of undetermined material and steel beams with precast upper deck units.The modules within the first floor are predominantly stud partition with the exception of the stair well and sanitary areas.There is asbestos present which will have to be removed prior to demolition. A full demolition asbestos survey is included in the site information.Riley’s Snooker HallThis structure is free standing in most respects with the exception in the north of a party interface with the car park retaining wall and the annex buildings of no 87. Again it is undetermined if this party wall is integrated or autonomous.The eastern elevation fronts directly onto the footway running North / South on Kingsway this footway can be closed as part of the works.There is asbestos present which will have to be removed prior to demolition. A full demolition asbestos survey is included in the site information.There is a car park to the rear of no 86 and 87 that can be used as the contractor’s site compound or staging area.The principle objective of this contract is the safe removal of these structures with public and collateral protection of paramount concern. The Authority has afforded as much working space that it is able to do so. The contractor is responsible for the design of the deconstruction process and the temporary works associated with all protection of public and property.
