Demolition/Deconstruction and Site Clearance of the former Oceana Building, Kingsway, Swansea.

Descriptions

The Project will consist of the Demolition/Deconstruction and Site Clearance (footprint 1325m2) together with the Soft Strip and Asbestos Removal of the former Oceana/Top Rank Building, Kingsway, Swansea. The Building has 3 stories above ground level and a further 2 stories below ground level. The Project will be to demolish and deconstruct as the Contractor requires in conjunction with his Structural Engineering Consultants, the 3 above ground stories and clear the lower 2 stories apart from all structural supporting elements. The Contractor will be required to install or to design and install Temporary Works for the structural support of the remaining sub structure during the demolition and deconstruction works. The Contractor will be required to liaise with Utility Companies in the diversion and isolation of services together with removal and capping of drainage systems. The Building is of typical 1960’s multi storey construction and situated in an inner City Centre location that has numerous Business and Social premises adjacent on all sides, so is busy at all times. It is adjacent to a main arterial Highway with 2 no 2 way traffic systems and is enclosed on the 3 other sides with service access roads with also a public car park adjacent on one side. The Contractor will be required to produce safe systems of work including Traffic Management Plans, Temporary Protective and Access systems to ensure the main arterial Highway and accesses are not substantially disrupted during any part of the works.
