The Welsh Government (WG) is seeking interest from experienced property developers/contractors to prequalify for inclusion with a select list to be invited to bid for the development opportunity comprising a turnkey 55,000sqft (net internal) grade ‘A’ office and to tender to carry out site improvement works on Welsh Government owned land at Ty’n Y Coed, Llanrhos, Llandudno, LL30 1SA.The Welsh Government is offering the development opportunity with the benefit of a Property Development Grant and land offered at market value on a residual valuation basis.The tenant, CGG Services (UK) Ltd, will commit to a 20 year lease of the new office building which includes for rent reviews to be linked to RPI. The tenant will also provide a parent company guarantee from CGG Services SA (formerly Compagnie Generale de Geophysique=Veritas SA) a company incorporated in France.The Welsh Government will grant development rights during the construction phase and transfer the freehold in the site to the developer once development and works are certified complete. It is envisaged that both the office development and site improvement works will be governed by a single Development Agreement that details the relationship between the Developer, the Welsh Government.The indicative programme for the development anticipates a Tenant move in during October 2016 and completion of all works By July 2017.NOTE: The authority is using eTenderwales to carry out this procurement process.
