The City and County of Swansea is at the forefront of procurement in public sector housing and has a housing stock of approximately 14,000 dwellings with void turnover between 0 to 100 per month. The actual number of lets could be greater or less than the range indicated above. The Authority will not be held liable for any increase or reduction in number of property inspection. Also it will not be held liable if for whatever reasons no inspections are required at any time throughout the duration of the contract. The public sector housing stock constitutes a complex mix with significant variations in terms of age ,design and construction types, repair histories and type. The Housing Service Unit has a number of statutory and regulatory requirements that relate to a landlord’s responsibility for ensuring that all properties that are re-let from 1st Oct 2008 have energy performance certificates.[Energy Performance Certificate - means a certificate produced in accordance with the Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 (implementing the Energy Performance of Buildings Directive 2002/91/EC).
