Mechanical Services 1.Water services installations – annual chlorination. 2.Hot water services installation – regular sterilisation of the hot water distribution. 3.Checks on spray taps and showers – management checking, running and cleaning of appliances. 4.Water services installations – management checking of temperatures of hot and cold-water systems – storage and sentinel points. 5.Checks on Thermostatic Mixing Valves on annual basis. 6.Packaged Water Booster Set – checking and inspection of pump units and control panel. 7.Central boiler plant – covering boilers, pumps, valves, pressurisation unit, gas fired water heater, pipework and fittings. 8.Gas appliances, gas distribution, gas testing, gas servicing and gas safety shut off systems. 9.Automatic controls installation – covering the main control panel, motorised valves, sensors, thermostats, etc. 10.Mechanical Ventilation – general filter replacement to the kitchen air handling units, fan section checks, general inspection and cleaning if required. For small system, general cleaning and visual inspection. 11.Sprinkler system – general maintenance on the complete system including tanks, pumps, controls, pipework, sprinkler heads, etc. 12.Fire Hydrants – general inspection and operation, as these will be private within the site boundary. 13.Lift- regular safety checks 14.Integrity of pipe runs Electrical Services Regular safety checks and servicing of following: 1.Fire Alarm system including smoke and heat detection. 2.Door access control system. 3.Emergency lighting testing. 4.Lightning Protection System. 5.Disabled Refuge System. 6.CCTV 7.Intruder Alarm 8.Emergency call system. 9.All ‘fixed’ electrical items such as hand dryers in visitor and staff toilets, electric blind and dining room dormer, fixed electrical devices in kitchen 10.Large electrical devices within kitchen and laundry- such as commercial washing machine tumble dryers etc. Other 1.Any actions to ensure compliance with Scottish and UK legislation in relation to the protection of bats (as a result of bat roost at site.) 2.Any other items identified that relate to CHA’s responsibility as landlord and owner of facility 3. Pest control services 4.Sanitary unit emptying/ renewal of sanitary disposal boxes in staff/visitor toilets
