The pavilion stands in the grounds of Swanspool Gardens. These gardens, along with Swanspool House (which is not the subject of this application), were gifted by Mr. F. C. Chamberlain for the enjoyment of the town in 1919. Swanspool Pavilion and Gardens are located within close proximity to the town centre. Although they have this central location, they have a calm and secluded feel, with established trees and sweeping paths around the multiple flower beds. Since 1919, tennis courts, two bowls rinks, a putting course and a pavilion were built in the grounds. Sadly, the putting course has long disappeared, the tennis courts are closed due to disrepair, and only one bowls rink is maintained for use. The town council is seeking to: •restoring the gardens to their former glory •resurfacing the tennis courts, maximizing usage by the community and clubs, •reinstating the putting golf with a more modern adventure golf course by repurposing one of the bowls rink as a key attraction to the gardens and install a café operating from the pavilion. This café would provide a regular income and could operate as a hub for activities in the garden. The café could also provide refreshments for the bowls clubs after their sessions, delivering the much-needed social activity after games. To ensure viability of the café it would also be used to provide catering for meetings and weddings in the hall. The proposal is to offer the café as a commercial let, equipped for café use, would provide a secure monthly income with little resource implications for the Town Council. Before embarking on this work we are seeking to undertake a feasibility study and market assessment aimed at assessing the potential usage of a proposed adventure golf course and café to be sited at Swanspool Pavilion and Gardens. The primary objective is to gather evidence on the demand for these facilities and the likely income from these provisions. Objectives of the Market Research: a. Evaluate the local and regional market demand for adventure golf facilities and café services. b. Identify the target demographic groups likely to utilise the adventure golf course and café. c. Assess competitors in the vicinity offering similar leisure and dining experiences. d. Determine pricing strategies that would maximise revenue while remaining competitive. e. Analyse the feasibility of the project in terms of financial, technical, and management capabilities. f. Identify and mitigate potential project risks. The market research project is expected to commence the week of 17th June 2024. The project is to be completed by Friday 2nd August 2024.
