Isos is seeking to appoint a single or multiple contractors via lots to manage and complete planned and reactive maintenance to fire alarms, associated systems, and emergency lighting within Isos properties throughout North East England. The proposed lots are as follows:Lot 1 – NorthumberlandLot 2 – TynesideLot 3 – Co. Durham / StocktonA map showing the proposed lots will be made available to bidders.Isos currently manages properties of mixed tenure and type throughout the region with significant variance in terms of type and application. Isos requires the successful bidder(s) to manage a programme of planned maintenance, have the ability to provide maintenance on a planned and responsive basis and to respond to emergency requirements on an out-of-hours basis, which are likely to be instructed by our nominated Out of Hours Call Handling provider.Isos currently spends c GBP 200k annually on these services, and therefore bidders should be able to demonstrate a sound financial footing along with demonstrated technical ability and the ability to service the entire Isos Geography as defined by the lots. Bidders should also note Isos' growth plans, and that the maintenance portfolio is likely to grow during the proposed contract period.At present, Isos manage the maintenance programme via three incumbent contractors. Bidders should note that TUPE is likely to apply and all relevant details will be shared with shortlisted bidders at ITT stage. Isos has a detailed specification for the proposed works which will be shared with shortlisted bidders at ITT stage. A draft copy of the specification will be issued to bidders expressing an interest in the opportunity for information purposes only.In addition to managing maintenance, Isos will require the successful bidder(s) to create and manage a detailed asset register of all equipment within the Isos portfolio, and to assist Isos in identifying a future replacement programme for fire alarms, associated systems and emergency lighting systems.
