Fire Extinguisher servicing and Maintenance contract

The Services Provider will provide Wasps Artist studios with fire extinguisher maintenance for 17 buildings across Scotland. Carrying out the annual inspection, service, repair/replacement of portable fire extinguishers, fire blankets and the servicing and maintenance of dry risers and sprinkler systems. Initially the provider will consolidate and rationalise the existing fire extinguisher provision at each building in accordance with British Standard BS 5306-3. The provider will conduct a survey of each site and design a plan to strategically position each fire extinguisher in the most effective location, to ensure the minimum quantity required. The provider will review the existing number of fire blankets and will recommend placement of them at red heat sources only, there are a number of café operators across the buildings and there may be hotplates in these areas. The provider will supply an asset list which will be updated after each visit. Further details are described in section 1-8 of this document. Fire Extinguisher maintenance to be carried out in accordance with BS-5306-3 and detailed as follows: On commencement of contact -Conduct a survey of each site -Design a plan to consolidate existing provision and ensure correct fire extinguisher type at each location -Remove excess fire extinguishers -Assess condition of dry riser systems -Provide evidence of safe, legitimate and environmental fire extinguisher disposal -Utilise excess fire extinguishers at other buildings across the estate where possible -Review fire extinguisher signage and install new where required -Create an asset list Ongoing: -Annual basic service for all fire extinguishers -Annual service of all dry riser systems (2no.) -6 monthly service of sprinkler system (1no.) -Extended service every 5 years for foam, water and powder extinguishers -Extended service every 10 years for C02 -Provide service reports and update of asset list after each visit -Engineers must arrange servicing visits with Wasps Property Manager in advance
