The FCA requires a property consultancy provider to act as principal property advisers to the FCA by providing high quality advice as and when required. The contract (Call-Off contract under CCS RM3816 Estates Professional Services framework) will be for 4 years. The Supplier will provide property consultancy services to the FCA including: Primary services •Development consultancy and advice •Rent reviews •Lease breaks and lease expiries •Lease renewals •Landlord and Tenant issues including Landlord consents, service charges and claims •Valuations •Planning •Building surveying services •General advice on estate and property management including strategy •Strategic advice, including the preparation and development of an estate strategy •General estate and property management duties, (landlord and tenant day to day) •Compulsory purchase •Daylighting/ sunlighting/ overshadowing and rights of light •Party wall awards •Way-leaves and easements •Other neighbourly matters •RIBA stage planning (0 to 2 / part of pre-acquisition scope) •RIBA stage planning (3 to completion) •Project management for property related matters •Procurement strategy for property related issues •Property Investment, Appraisal and Financial Advisory Services •Rating support services •Rating appeals •Retail Property Services/Management Secondary services •Workplace planning and space optimisation including but not limited to: •Demand assessment •Capacity testing •Dilapidations - Undertaking surveys / leading negotiations
