The works will comprise the design and build of a single storey, light industrial unit with a proposed gross internal floor area of 1,293m2 (including a 99m2 roof space plant room).The works are likely to include the following:All necessary substructure and superstructure of framed construction, insulated metal clad roof (incorporating sun pipes), low level masonry external walls with insulated metal clad walls above, jumbo stud partitioning to structural partitions and metal stud partitions elsewhere, double glazed windows and doors, 2nr roller shutters to delivery doorways, sanitary appliances, mechanical and electrical installations, supply and installation of 3nr “Lean” lifts and relocation/reconditioning of 1 nr existing “Lean” lift.Interfaced floor, wall and ceiling finishes and service installations to provide a link to the existing building at the corridor and canteen locations.Roads, parking and footpaths.Foul and surface water drainage including attenuation pond and crate system attenuation.Adaption of existing mains service supplies and working under, over or adjacent to a HV electricity cable which is due to be re-routed underground (under an enabling works contract by others).
