M&E Maintenance

Descriptions

The services are required as part of the maintenance plan for the Urban Innovation Centre at 1 Sekforde Street,Farringdon, London. The requirement scope is the supply of all mechanical and electrical maintenance services to the Catapult's premises from 2 January 2018. Maintenance is required in line with manufacturer guidance and statutory requirements. The successful supplier is to take all statutory responsibility (where permissible) on behalf of the Catapult. The building consists of five main floors and two mezzanine floors.The building plant is modern and has easy access through basement area. A central Trend Building Management System controls and monitors the plant. Fresh air and air conditioning is by means of an air handing unit (AHU) supplying tempered air to the back of a local fan coil unit (FCU). The AHU has an integral compressor and heater battery. The FCU's are part of a Mitsubishi 2 pipe VRF systems which has the capacity to provide either heating or cooling to individual connected FCUs. FCU's can be interfaced locally through wall panels which are grouped to certain FCU's. Wall panels have minimal control options for staff/regular users i.e. temp range between 19-24 degree, fan speed and on/off control. Full FCU controls accessed via plant room through BMS computer or 2x VRF panels. There are five wall mounted A/C units located in the following meeting rooms: UM.1, UM.2, 2x Mid.1 and 1x Mezzanine Project area. Stairwells are heated by wall mounted radiators supplied from the domestic gas fired water heater/boiler. Toilets have their own separate supply and extract fans. Domestic hot water is supplied from the gas fired water heater/boiler. All outlets taps and showers are mixer type with no separate hold or cold outlet. There is a cold-water booster set feeding 2 separate tanks. Three kitchens on the Basement, Ground and First floors supply water with separate Vivreau filter taps supplying drinking water. Vivreau filter taps are maintained by separate contractors. There are two tea points with sinks; 1x in Library and 1 x 2nd floor resident innovators space. They supply water and each have a separate wall mounted boiler supplying hot drinking water. The building is equipped with 64 emergency lights. Normal lighting is predominately operated by PIR sensors with some exceptions using wall switches. Plant includes a leak detection system which supplies sensors throughout the lower ground, ground, first and second floors. It is imperative that all compliance testing, associated with running a fully occupied and multi-use building is included in the proposal. This includes but is not limited to: emergency light testing, water temperature checks and balances, visual inspections of electrical distribution and local to desk/appliance condition, lamp checking and changing. Lift maintenance is outside of the scope of the services.
