Midsomer Norton Town Hall - Architect RIBA 4 - 7

Midsomer Norton Town Town Council and Town Trust, supported by funding via the Historic England Heritage Action Zone grant scheme, require the services of a suitably-qualified Architect to complete RIBA Stages 4-7 in respect of the scheme to reinstate the original Market Hall within the Grade II listed Midsomer Norton Town Hall. The scheme already has planning permission and listed building consent in place (21/00914/FUL and 21/00915/LBA) and the intention is to progress to detailed design and contractor procurement by the close of of the financial year 21/22 owing to funding constraints. The scheme is funded until 31st March 2022, thereafter it will progress subject to successful completion of a funding package for the capital works and professional fees RIBA 5 - 6. Any appointment is therefore subject to a break clause after 31st March 2022. Submissions will be evaluated according to a 70% quality/ 30% cost criteria. Quality will be assessed on the basis of experience in listed buildings (30%), grant-supported schemes (20%), and ability to resource within the given timescale (20%). It is anticipated that the works will be divided into two phases - Phase 1 (Market Hall reinstatement and associated works) and Phase 2 (extension to rear and works to the first floor upwards). The present commission is in respect of Phase 1 only. The value of the Phase 1 capital works is estimated at c£750,000.
