Descriptions
The NE Sector site is located on the north-eastern edge of the built up area of Crawley. Planning permission (referenced under number CR/98/0039/OUT) was granted by the Secretary of State for Communities and Local Government on the 16.2.2011 on appeal by the applicants Taylor Wimpey UK Limited and Beazer Homes (Reigate) Limited. The decision grants outline planning permission for up to 1,900 dwellings (with a condition that no less than 40 % to be “affordable housing” of which 70 % will be “social rented accommodation”), 5,000 sq m of use class B1, B2 and B8 employment floorspace, 2,500 sq m of net retail floorspace, a local centre/community centre (including a community hall), a new primary school, recreational open space, landscaping, the relocation of the 132kv overhead power line adjacent to the M23, infrastructure and means of access.The current owners of land covered by the planning permission are the Homes and Communities Agency (“HCA”), Crawley Borough Council (“Council”), Taylor Wimpey UK Limited (“Taylor Wimpey”)and Persimmon Homes Limited (“Persimmon Homes”). The landowners are entering into a contract by which they will agree to co-operate together in order for the planning permission to be implemented. Taylor Wimpey and Persimmon Homes (who own just over 50% of the development land) will be granted exclusivity to undertake all works and services necessary to implement and deliver the planning permission. The landowners will receive their respective shares of the sums generated from the scheme in accordance with a mechanism specified in the contractual arrangements.
