RCT Homes (through its subsidiary Porthcwlis) are currently developing 152 new homes in Cardiff Bay. The homes are based at two sites, one near Morrisons and one near the International Sports Village. They will be a mixture of affordable and market rents.We do not currently have the required processes and systems to seek private sector tenants, and so are seeking to engage with a local property management specialist to assist with the letting and management of all the Cardiff Bay new build properties that are available to rent.The exact nature of the contract is yet to be finalised but we anticipate the Property Management Specialist to undertake; tenant find and management, all viewings and the letting process, manage any repairs, market the properties, tenant referencing, tenant enquires, block management services etc. Certain functions will stay with RCT Homes such as income recovery services, planned maintenance of the buildings (not day to day repairs) etc.We are holding a Meet the Buyer day on the 16th of March in the Cardiff International White Water center (which is near the new build sites). In this event we intend to discuss our requirement with prospective companies. We would like these discussions to help form the specification and define what our contract will look like. For example what services to outsource to the property management specialist and what not to. We would also like to discuss payment mechanisms and IT systems.RCT Homes are seeking to engage with ARLA agencies who are registered with the Property Ombudsman for Lettings, or whom have ARLA qualified staff.There will be a simple tender to complete in April 2016, and then contract award in early May.If you are interested in attending our event in March to learn more about our requirement, please email Daniel Keenan on DanielK@rcthomes.co.uk.
