Provision of Valuation and Property Services on behalf of Bron Afon Community Housing

The contract will be awarded to a single provider as follow:- Valuation and Property Services•Residential, Commercial and agricultural valuations.•Management of RTB/shared ownership process from application stage to completion.•Granting leases, easements, licences and tenancies at will.•Development advice including liaising with LPA and highways department.•Assist in the negotiation of S106 & S278 agreements.•Boundary disputes and encroachment issues.•Lease assignments.•Acquisition and disposal of various interests in commercial and residential property.•Commercial portfolio management including rent reviews lease renewals.•Service charge calculations and implementation•To arrange and manage repairs of commercial properties in accordance with lease terms.The above specification is not exhaustive and professional advisors may be required to undertake additional services if required.Bron Afon is seeking to establish this contract not only on its own behalf and for its ownbenefit but also on behalf and for the benefit of other public bodies and organisations of the same or similar typeo Bron Afon undertaking the same or similar activities as Bron Afon in the Torfaen Borough and / or GreaterGwent area with whom Bron Afon may during the lifetime of this contract enter into agreements for the provision to those bodies and organisations of services within this contract.Throughout the contract work the provider(s) will be required to work with Bron Afon Community Housingin the achievement of social and/or environmental policy objectives relating to recruitment, training, sustainabilityand supply chain initiatives. Accordingly contract performance conditions relate to these.
