Provision of works and services to facilitate changes to the Care Council for Wales offices

The Care Council for Wales is seeking to engage a contractor who has the capacity and capability to deliver a range of building works and services required under one contract to carry out refurbishment works at our offices in Cardiff and St Asaph.The contract will involve, but not limited to, the provision of demolition, assembly of new partitioning; flooring; fitting; electrics; installation and decoration.The use of subcontractors for aspects of the work is acceptable however the Contractor will be expected to manage and take full responsibility for any such contractors.Current PositionThe Care Council currently leases two floors in Southgate House (west and east wing of 7th floor and west wing of 6th floor), approximately 12,500 square foot of office space. South Gate House is a multi-occupancy building in the centre of Cardiff with access to public transport links and local amenities. We have six car parking spaces but poor DDA access to the building itself. Our offices are fully compliant with DDA requirements.The office is split over 2 floors with 8 meeting rooms (of varying sizes), 2 kitchen points and one main kitchen. Over the years we have tweaked certain areas within the Cardiff office to support business needs with variously sized desks, facilities and an inability to change certain areas due to the building’s structure (pillars).Our office in St Asaph is a single ground floor storey office approximately 2,500 square foot. The office accommodates 12 members of staff with kitchen, toilet and 1 large meeting room facilities.Future PositionCardiff officeIn order to adopt a more agile working approach to delivering our business, proposals have been agreed for refurbishment work to be carried out over the currently leased floors in South Gate House. The layout addresses the following issues:•All staff will be based on one floor (two wings);•inefficient use of space;•lack of smaller one to one formal meeting rooms;•a lack of comfortable informal seating/rest areas for staff; and•cellular offices.As the alterations will need to take place in a live environment with the majority of works likely being undertaken during working hours a phased approach will be required to complete the changes.St Asaph officeAny alterations to the look and feel of the Cardiff office will need to be reflected in the St Asaph office. It is recognised that this work will take place once the alterations (including snagging) of the Cardiff office have been completed.The contract will run approximately for two months from mid-July to mid-September 2014.The Care Council will advertise the full tender on Friday, 27 June and interested suppliers will need to register their interest on this notice to access full details.
