The Celynen Collieries Institute and Memorial Hall is situated in Newbridge, Gwent and the Trustees along with Caerphilly County Borough Council are seeking suitable providers to undertake works to the building. The project is a community based initiative, which has recently received confirmation of funding for the construction works to be carried out in two phases over the next three years. The first phase of works comprises the repair and adaptation of the grade II listed Institute building and the construction of a four-storey contemporary designed infill block. The second phase, which will be subject to a separate tender process, will involve the conservation and repair of the grade II* listed Art Deco Memorial Hall and it is envisaged that this phase of the works will begin from late 2012 and continue into 2013.This tender opportunity relates to the Phase 1 works which will consist of the complete repair and conversion of the Institute along with the demolition of the existing 1960’s infill block and construction of a new four-storey replacement infill extension. The first Phase works include the conversion of the Institute, including the reinstatement of the original floor layouts and the replacement of all of the internal services, finishes and joinery. The first floor will continue to accommodate the present day uses of Function Room, Meeting Rooms and RAFA office whereas the ground floor will be leased to the local authority for public use as a state of the art Information Resource Centre. The exterior of the Institute will be returned to its former appearance based on known or archaeologically deduced information.The new infill extension will also provide a new main entrance to the complex, a staff office, male, female and unisex wheelchair accessible wc facilities and two passenger lifts. For information, minor works to the Memorial Hall are also included in order to ensure continued use of the community facility during the construction period.The overall construction cost for Phase 1 works is in the region of £1,700,000 GBP and the project will commence on site in late 2011 with completion in September 2012. The scheme is complex both in terms of the various parties and stakeholders involved, and also the physical logistics of delivering the construction scheme in what is a very tight site, within the overall context of Grade II and Grade II* listed buildings. The restoration of the building forms part of the wider regeneration of the town by Caerphilly County Borough Council.The Design Team is led by Alwyn Jones Architects (specialists in building conservation) and includes Cleaver and Co (Quantity Surveyors), Bradley Associates (Consulting Structural Engineers) and McCann and Partners (Building Services Engineers).The building contract will be let utilising JCT 05 Standard Building Contract with Quantities.
