Roof ReportThe college is looking for professional advice on resolving an issue affecting one of the roofs on one of its main buildings at its Aberystwyth Campus. The postal address is Coleg Ceredigion, Llanbadarn Campus, Aberystwyth, Ceredigion, SY23 3BP.The 2000m2 building is a 3 storey 1970’s built building with Dark Grey Marley interlocking tiles on a pitch of 17.5 degrees with internal downpipes and concealed boxed guttering.Water is entering the building through the roof in a number of areas on both sides of the building and entering the teaching spaces below which is causing disruption and inconvenience. Repairs have been carried out over the years that include relining the gutters, replacing broken tiles and removal of moss but rainwater water is still entering the building.The college is looking to appoint and commission an RICS structural surveyor to undertake a structural report on the roof and roof structure that can identify:•Why water is entering the building through the roof•Where water is entering the building through the roof•What steps can be taken to stop water entering the building through the roof•An estimated breakdown of the cost of undertaking any repairs or replacements to make the roof watertight to include all materials, labour, professional supervision fees and any access equipment required.In addition to this the college is looking at whether solar panels could be installed onto the roof and the report should recommend to the college what additional bracing or structural changes may be required to the roof rafters or infrastructure to accommodate solar panels being installed onto the roof and an estimated cost of any changes or modifications suggested.Access to the internal roof space is via fixed ladders at both ends of the building and natural light is available. As there is no floor or secure work area within the loft space it is not possible to see directly under the areas where water is coming into the building.
