Swansea City Centre - Prime City Centre and Waterfront Development Opportunities

The City and County of Swansea (CCS) and its partners, including the Welsh Government (WG), are seeking toappoint a development partner or partners, to take forward the redevelopment of two key development areas ofSwansea City Centre. The development areas are referred to as: the ‘Former St David’s Area’ (Lot 1) and the‘Civic Centre Waterfront Area’ (Lot 2).CCS and WG are seeking a development partner(s) with the relevant experience, capability and resourceso deliver the schemes. The partnership will either be for a Master Development Partner or two DevelopmentPartners, one for each lot, who will work to an overall master plan.The Former St David’s Area and the Civic Centre Waterfront Areas are the most significant developmentopportunities in Swansea, which have been identified in the Strategic Framework as the priority forredevelopment. The redevelopment of these areas provides an opportunity to transform the city centre andachieve the aims and aspirations of CCS and WG, as set out in the Swansea City Centre Strategic FrameworkReview.Public sector intervention and investment has played a critical role in site assembly and in preparinginfrastructure in readiness for regeneration. CCS and WG have assembled the Former St David’s Area site withhe acquisition and demolition of St David’s shopping centre and Oldway House office block which has beenreplaced with surface car parking. CCS and WG intend to continue providing support to the redevelopment ofhe City.Proposals to incorporate district heating as part of the development proposals for the sites will be welcomed.Further detail on the opportunities is provided in the Marketing Brochure and Memorandum of Information whichwill be made available to organisations that express an interest (see paragraph VI.3 below).
