To deliver Northampton Town Centre Public Realm Project (Abington St/Fish St Area) RIBA 3

 Prepare scope and responsibilities matrix for agreement with client
 Receive new topographical, GPR, geotechnical information and consider implications for Stage 2 design
 Support Cost Plan process (by others)
 Lead pre application discussions with planning department case officer and design/conservation officers
 Engagement with Disability Panel to ensure that proposals comply with original design intent and are DDA compliant.
 As Planning Consent is expected to be granted at the end of the process, address potential changes which may be required to the evolving design.
 Design development of the concept design proposals to a Developed Design level (RIBA Stage 3). Provide a sufficiently detailed pack of information to allow cost checks by the QS.
 Interface with utilities framework on drainage provision and below ground works (to drainage engineers details)
 Interface with appointed traffic engineer on vehicular, emergency access and servicing integration and any TRO/Stopping Up applications required.
 Interface and liaison with any Heritage/Archaeologist regarding their Heritage Impact Assessment
 Prepare CGIs (one birds eye and at least 4 eye level visualisations)
 Produce consultation materials (printing to be done by others)
 Support one consultation and engagement process.
 Coordinate design team: engineering, lighting, art, civils, transport, drainage, MEP consultants.
 Develop levels for the external works (excl. highways) in collaboration with drainage, civil and structural engineers.
 Production of typical details for hard/soft landscape, site furniture and enclosures. All sub‐bases to engineers' specification.
 Planting plans including schedules with densities and sizes.
 Co‐ordinate lighting strategy/concept proposals with sub‐consultant Lighting Alliance
 Develop outline specification suitable for costing.
 Participate in project risk workshops (x2). Review of VE options. Assist in cost review (by others). Maximum one No. VE meeting face to face, all others to be remote.
 Input to artist's brief for public art (e.g proposed locations and types of installations). Procurement of artists by others
 Production and collation from others of documentation and drawings to be formatted into a final Stage 3 report.
 Support Cost Plan No2 process (by others)
 Prepare a Design and Access Statement (DAS) and collate information to support planning/CA application (informed by pre‐application process and liaison with Client's appointed DDA specialist
 Gillespies will prepare responses received from statutory consultees and Council Officers up until determination of the application.
