Town Hall Roof Refurbishment

Leeds City Council are looking to renovate/refurbish Leeds Town Hall, Leeds most significant grade 1listedbuilding, over the next few years. The first part of these works is a refurbishment/renovation of the roof. The Town Hall roof consists of several distinct areas, containing tiles, glass, felt etc. The works will consist of the following all to be carried out in accordance with Historic England guidance and the relevant British standards: • Carefully remove all the existing slates from all the roofs, setting aside all undamaged and sound slates (estimated at 50%) for reuse. Reinstall set aside slates and new slates on new timber battens, breathable membrane and insulation between the rafters. • The existing single glazed roofs to be carefully removed and disposed. New powder coated aluminium framed double glazed roofs to be installed. • The existing cast iron roof lights are to be carefully removed, restored and upgraded to take heritage style doubled glazing. • All lead work is to be renewed to code 7 lead for the gutter channels and code 6 lead for all other areas. • The existing cast iron guttering, downpipes and all associated brackets, etc. are to be carefully removed, restored and reinstalled in their original location. • The flat roofs are to be stripped and recovered incorporating a greater depth of insulation to meet current building regulations, a root check membrane is to be incorporated and new artificial stone flags. The timber roof structure is to be repaired as necessary to remove severely rotten sections by splicing in new timbers of the same species. • The existing metal walkways are to be carefully removed to accommodate the works. The walkways are to be cleaned, repaired and reinstated in their original position. New walkways are to be installed to allow safe access to the access hatches in the windows of Victoria Hall, new guardrails to be installed across windows where the existing walkways pass windows and the rotten timber gantry platform to be replaced with new galvanised metal gantry to match the existing walkway system. The existing 'man safe' cable system is to be removed. • The bird droppings will be cleaned and the bird control netting to the clock tower is to be replaced. • Repair and refurbishment of the windows to Victoria Hall which include redecoration, glazing repairs and new access hatches and acoustic works. • Removal of organic growth from the internal side of the parapet wall and any high level areas where accessible from the access scaffolding. This includes minor pointing repairs where organic growth has been removed. • Removal of redundant metal fixings from the stonework where accessible from the scaffolding.
