Wolverhampton Homes is a Registered Social Landlord and manages 23,000 properties that are owned by Wolverhampton Council. It is Wolverhampton Homes responsibility to maintain these houses to a decent standard. A General Builder contractor is required to assist the in-house team with works that could range from a leaking tap to a full house re-modernization. However the majority of the work is repairs and maintenance of a programmed nature but will also include works on void properties damp remedial and fire damaged properties. Planned works can include re-plastering, kitchen fit outs, bathroom fit outs or renewing slabs on pathways as a few examples. Urgent or Emergency repair works are managed by the in-house team which will require all building trades, all M&E are associated to the General Building works required. For example a Kitchen re-fit, then the associated Gas & Electric works. The works will be split into the following three work packages: Work Package 1 - Repairs - £400,000 per annum Work Package 2 - Voids - £500,000 per annum Work Package 3 - Planned (to include Fire Damage, Asset Maintenance, Non Domestic Assets, Damp Remedial and Capital Works.) - £800,000 per annum. Whilst the estimated value of works is as shown above for each of the work packages, Wolverhampton Homes cannot guarantee on the numbers and values of orders issued to the Contractors. The work packages are exclusive, bidders are permitted to bid for one, two or three work packages in isolation or for any of the work packages in any combination, for example a bidder may choose to bid for work package 1 only, work packages 1 and 3 only or work packages 1, 2 and 3 etc. Wolverhampton Homes is intending to appoint a single Contractor for each separate work package and will request within the tender that the Contractor states their order of preference of work packages. However, Wolverhampton Homes does reserve the right to award a combination of 2 work packages or, all 3 work packages to one single Contractor. The contract term will be for 6 years but with the option to review break clauses at the 2 year anniversary from contract commencement and the 4 year anniversary from contract commencement. The contract used will be the JCT MTC 2016 edition, accompanied by a Schedule of Amendments document
