23 November 2010 The London Borough of Barnet invited expressions of interest from organisations with the skill, capacity and ingenuity to develop between 100 and 175 homes comprising a mixture of tenures to complement the scheduled regeneration of the Granville Road Estate which is located in the London Borough of Barnet. The Council was looking for a partner to work with who would improve under utilised land in the Granville Road Estate including the construction to high design standards of approximately 100-175 homes for market sale, private market rental and intermediate affordable housing. The Council's selected partner will be required to construct the homes and upgrade relevant communal areas to create an attractive and well designed neighbourhood. The partner may be invited to put forward proposals to undertake ongoing property management. The Council also anticipates that it will receive a return from these works although it anticipates that its partner and others will own the majority of the homes to be constructed.The Council explored during the dialogue process the possibility of it taking part of its financial return through ownership of homes for private market rental and/or intermediate affordable housing. The Council also explored in dialogue the possibility of working with its selected partner in developing other homes situated in the London Borough of Barnet on a similar basis to Granville Road. The Council estimated the approximate value of the opportunity at Granville Road to be in the order of GBP 40 000000 to GBP 60 000 000. There may be additional work to the value of GBP 50 000 000 for developing homes and/or operating a homes for market rent elsewhere in the borough though this is not guaranteed.
