The works shall consist of the following scope of works•The provision of a new Modular Office Building at Aras an Chonate with a minimum 30 year design life in accordance with this specification and drawings.•The manufacturer shall provide BCAR Certification for the Modular Building.•The Modular building shall be a minimum of a Near Zero Energy Building in accordance with current Building Regulations. The building fabric shall be designed and constructed with U-Values for walls, roofs and floors of less than 0.15 W/m2K, installed windows of 0.85 W/m2K, airtightness of0.6 ACH or better when tested at 50 pascals and with thermal bridge free design.•The manufacturer will be required to provide all design calculations and documentation to demonstrate compliance with the Building Regulations and Technical Guidance Documents (Parts A to M) for the Modular Building.
