Background Information:Denbighshire County Council (DCC) purchased 40 Brighton Road, Rhyl as it had a history of problems being a House Of Multiple Occupation (HMO) in a highly prominent town centre location. The property currently comprises of 7no. poor quality flats and the proposal is to convert the building to provide 3no. good quality apartments significantly raising the standard and improving the appearance externally to benefit the area in general.The property was built as an end of terrace 3 storey single Victorian dwelling situated in close proximity to the town centre dating from the late 19th Century . Over the years it has had many alterations and extended externally eventually being split into flats.The main items of work include;Demolish flat roof extension and garage to rear, Re-roof, rebuild chimney stacks, replace rainwater goods, re render, replace all windows and doors, re- form floor layouts to accommodate 3 no. flats as per plans, internal wall insulation, re-wire, new heating systems, new plumbing and drainage, replace front bays, install DPC, install sprinkler systems, new kitchens & bathrooms, decoration ,Landscaping to rear and all items as per schedule of workDCC Facilities, Assets & Housing are funding the project and the DCC Built Environment Team are Project managing. The aim is to provide much needed good quality housing complying with space standards and Building Regulations as well as visually improving the external appearance.
