Shropshire Towns and Rural Housing Ltd manages and maintains approximately 4 000, tenanted domestic Council properties located over a large geographical area in the North West and South East of Shropshire.The Contract is for a 24 hour 7 days a week, year round, fully comprehensive servciing and repair operation for all heating types. In addition the chosen contractor must have the capability to carry out large scale or 'one off' central heating replacement and insulation upgrades in line with the Planned Maintenance Departments decent home programmes.The following servcies and works will be included within the proposed contract :- 24 / 7 breakdown call out and heating repair service for Tenants.- Annual Inspection of any domestic heating system. Fuel types include Gas (NG & LPG), Oil, Solid Fuel, Warm Air, Electric, Alternative forms such as Ground Source Heat.- Inspections of some ancillary equipment including, but not limited to, electric and gas fires.- Testing of smoke and carbon monoxide alarms both Battery and Hardwire.- Issue of Landlord Safety certification.- Void work including Gas Capping & Uncapping.- Active tenant liaison with Tenants, Housing Officers and Legal departments to ensure each property is serviced annually.- One off Central Heating replacement in the event of total heating failure.- Programmed central heating replacement. (Decent Homes Work).- 'One Off' domestic loft and cavity wall insulation upgrades.The chosen contractor will be expected to service both the North West and South East of Shropshire and ideally provide satellite offices in both of these locations.The contract will be for an initial period of 12 months commneicng on the 1.4.2014 with the option to annually extend for a further 4 years up to the 31.3.2019.Please note it is believed that The Transfer of Undertaking (Protection of Employment) Regulations may be applicable to this contract however applicants should obtain their own legal advice in this regard.
