Project: Armthorpe Academy - Demolition of Youth Block and Roof Repairs to the South Block

This tender is for the appointment of Turnkey Design Team for this scheme. The Turnkey Design Team shall comprise a Lead Consultant and Architect, Structural Engineer, Civil Engineer and M&E Engineer. The scheme comprises two elements, both of which shall be procured and delivered via a single Project Delivery Team, and a single Principal Contractor. It is anticipated that the works will be undertaken via the RICS Standard Form of Consultant's Appointment. The two elements of the project comprise: Demolition of the Youth Block - the removal of the derelict Youth Block (formerly known as the 'Main Block'). Presently the building represents an insurance liability and is detrimental to the appearance of the school. The project will remove the block and install car parking for staff and visitors to the front of the school. This development will permit the completion of an adjoining land transaction which will remove most of the existing car park for a housing development. For clarity this transaction does not form part of the Scope of Works for this project. Roof Repairs to the South Block - the second element of the project is the undertaking of repairs to the existing pitched roof covering where required, and the replacement of flat roof coverings. Repairs will be limited to replacing damaged rosemary tiles with new, repair/replacement of ridge and hip tiles, repair/replacement of rainwater goods and drainage gullies. The replacement of flat roof coverings will include the installation of tapered insulation to improve thermal performance. The aim of the project is to eliminate ongoing damage due to water ingress and reduce operating costs of the building through better thermal performance (in conjunction with improved heating controls as part of separate urgent MEP improvement works). The wind and watertight building envelope will then permit internal improvement works to be developed without the risk of consequential damage. The project will be delivered utilising the RIBA 2020 Plan of Works with the Delivery Team undertaking works from RIBA Stage 0 to 6 in adherence with the Scope of Services attached in Section 3. Should RIBA 7 be required, this will be managed as a variation during the project lifecycle, Consilium Academies requires the works to be undertaken during the school holiday periods as far as possible in order to minimise business interruption, with the majority of works being undertaken during the summer holiday of 2022. A master programme is attached in Section 4 however these timescales will be refined following the appointment and further consideration of the Delivery Team, and discussions with potential Principal Contractors. O&M's are available for 2019 New Build upon appointment.
